Artificial turf may be installed on homeowner\u2019s lots, with an approved architectural\u00a0application, subject to the following conditions and restrictions:<\/h3>\n
    \n
  1. ALL INSTALLATIONS MUST BE APPROVED BY THE ARCHITECTURAL REVIEW COMMITTEE AND SUBMISSIONS\u00a0MUST INCLUDE THE FOLLOWING MATERIALS AND INFORMATION:<\/strong>\n
      \n
    1. Completed Home Improvement Application including plot plan.<\/li>\n
    2. \n

      A description of the Artificial Turf System that will be used including specific information on:<\/p>\n

        \n
      1. \n

        Artificial Grass including validation of total lead (Pb) content in yarn fibers<\/p>\n<\/li>\n

      2. Definition of type and depth of aggregate base materials & site construction plan<\/li>\n
      3. \n

        Definition of infill materials including specification sheet & MSDS<\/p>\n<\/li>\n

      4. \n

        Definition of seaming materials and adhesives including specification sheet & MSDS<\/p>\n<\/li>\n

      5. \n

        Copy of manufacturers warranty for all materials, workmanship and builder\u2019s warranty statement for workmanship\u00a0for construction (California Contractor\u2019s are required to provide a minimum of 1 year workmanship warranty)<\/p>\n<\/li>\n<\/ol>\n<\/li>\n

      6. \n

        A description and proposed plan for drainage of the affected area; include materials lists and site plan.<\/p>\n<\/li>\n

      7. \n

        A minimum 12\u201d by 12\u201d sample of the exact artificial turf or synthetic grass surface materials to be used.<\/p>\n<\/li>\n<\/ol>\n<\/li>\n

      8. \n

        MINIMUM REQUIREMENTS FOR ARTIFICIAL TURF SYSTEM INSTALLATIONS ARE AS FOLLOWS:<\/strong><\/p>\n

          \n
        1. \n

          Primary layer on native soil: non-woven, highly-permeable soil stabilizing fabric for the soil type and conditions of\u00a0the installation. Fabrics must be porous and not impede infiltration of normal watershed to appropriate drainage\u00a0solutions required by any other related CC&R of property.<\/p>\n<\/li>\n

        2. \n

          Minimum 3\u201d of appropriate compactable aggregate base with subsequent or additional imported base materials\u00a0and fabric layers, as required.<\/p>\n<\/li>\n

        3. \n

          Acceptable artificial turf surface fibers include: Polyethylene (PE) Polypropylene (PP), Nylon (PA) with a minimum\u00a08 year manufacturer warranty against UV degradation (fading and discoloration) and the style and color selection\u00a0must compliment other adjacent natural lawn and landscaped grass within the community; must have lead content\u00a0of < 50 ppm.<\/p>\n

          Acceptable backing materials include perforated, vertically draining, latex or polyurethane coated materials to\u00a0provide optimum tuft bind and maximum permeability.<\/p>\n

          Acceptable infill materials will include acrylic coated silica sand, semi-round silica sand, Herofill, Envirofill, Zeolite, or\u00a0sub-angular silica sand.<\/p>\n<\/li>\n

        4. Infill materials, type and amount, per square foot, installed, as suggested by the turf manufacturer or based upon\u00a0standard industry guidelines.<\/li>\n
        5. Surfaces must appear seamless and edges must appear natural, and well groomed.<\/li>\n
        6. Total surface installation must be water permeable with minimum 25 inch\/Hour Permeability Rating<\/li>\n
        7. All job materials used for surfaces must pass applicable fire retardancy ratings.<\/li>\n<\/ol>\n<\/li>\n
        8. ADDITIONAL REQUIREMENTS FOR REAR YARDS THAT ARE NOT\u00a0VISIBLE FROM COMMON OR PUBLIC AREAS<\/strong>\n
            \n
          1. Artificial surface must be of suitable materials, styles and\u00a0color for the purpose intended and meet the minimum\u00a0specifications noted above.<\/li>\n
          2. Specialized surfaces for putting greens, play areas,\u00a0bocce ball and other uses are allowed in rear yards,\u00a0only and must be engineered and installed as\u00a0permanent construction. The use of artificial turf\u00a0materials on existing hardscape such as patios\u00a0or side-yard concrete driveways or pathways\u00a0is subject to the approval of the Landscape\u00a0Committee.<\/li>\n<\/ol>\n<\/li>\n
          3. ADDITIONAL REQUIREMENTS FOR FRONT YARD USES IN VISIBLE SITES FROM COMMON OR PUBLIC AREAS<\/strong>\n
              \n
            1. \n

              Artificial surface must be of suitable materials, styles and color for the purpose intended and meet the minimum\u00a0specifications noted above Appropriate uses are for lawns and landscape elements only.<\/p>\n<\/li>\n

            2. Minimum pile height (individual turf blade height) is an average of 1.5 inches; monofilament or a combination of\u00a0blade styles; including texturized and knit de knit materials used for thatch are allowed.<\/li>\n<\/ol>\n<\/li>\n<\/ol>\n

              PLEASE NOTE THAT ALL INSTALLATIONS MUST APPEAR NATURAL AT ALL TIMES. ANY DEVIATION FROM A NATURAL\u00a0LOOK DUE TO IMPROPER INSTALLATION OR LACK OF MAINTENANCE WILL BE IN VIOLATION OF THESE RULES.<\/p>\n

              PRODUCT IMPROVEMENTS MAY OCCUR AT ANY TIME; THE LANDSCAPE COMMITTEE WILL REMAIN OPEN TO REVIEW\u00a0NEW PRODUCTS AND SOLUTIONS AS THEY BECOME AVAILABLE AND MAY MODIFY, FROM TIME TO TIME, THE\u00a0ARTIFICIAL TURF MINIMUM SPECIFICATIONS AND GUIDELINES.<\/p>\n
